Various financial (profit and loss) statements can be self generated from our state of the art accounting system. We also mail out statements on the tenth day of every month, along with a statement balance. Alternative, we can directly deposit statement balances into your bank account.
Our management fees are extremely affordable in the industry. You won’t ever see a charge on our monthly statements that you don’t understand and can’t justify, and our management contracts are extremely clear and straightforward. Our in house repairs and maintenance team also charges very reasonable rates.
We are extremely diligent in our rent collections, including assigning late fees and posting notices the day after rents are due. We are also extremely skilled with the legal eviction process for delinquent tenants. Furthermore, we refer delinquent tenants to collection agencies, which includes reporting delinquent rents to credit bureaus.
Vacancies are aggressively marketed through multiple platforms. We also use yard signs and banners with our direct number. Our field operation team is generally available for same day vacancy showings, assuming we receive the call as late as 3:00 PM.
The Rich Coastal Property Management team examines every applicant thoroughly, including a detailed credit check from multiple credit bureaus and an eviction search. Furthermore, we check employment using publically listed information, as well as references. We require at least two forms of identification, including a driver’s license and social security card. Upon request and applicant approval, we can also check criminal backgrounds.
